Eastern Housing, a sister concern of Islam Group, engaged Young Consultants (YC) to assess the feasibility and commercial viability of establishing studio-type apartment housing in Cox’s Bazar, Bangladesh. The assignment aimed to evaluate the market potential and overall investment viability of the proposed residential development through a comprehensive assessment of its marketing, technical, financial, economic, socioeconomic, and environmental aspects. The study was intended to provide the client with an informed basis for investment decision-making by examining demand for studio apartments, potential customer preferences, competitive conditions, site suitability, development requirements, and anticipated financial performance.
As part of the assignment, YC conducted field surveys and collected both primary and secondary data to assess the market prospects for studio-type apartment housing in Cox’s Bazar. The research included personalized, face-to-face interviews with respondents from multiple sectors to gather information on market demand, customer needs, housing preferences, and relevant commercial considerations. The collected information was used to develop an understanding of the potential target market and the factors likely to influence the acceptance and commercial success of the proposed residential development.
The technical and site assessment examined the suitability of the proposed location and its potential to support the development and operation of studio-type apartments. The assessment considered access to transport infrastructure, the availability and requirements of essential utilities, and other relevant site-specific factors. In line with the broader feasibility framework, the study also reviewed the proposed development’s technical requirements and the availability of the resources and expertise necessary for effective implementation and operation.
The market assessment evaluated the demand and supply conditions for studio apartment housing, relevant real estate sector trends, and the competitive landscape in Cox’s Bazar. YC examined competitor offerings, market opportunities, and supply and value chain considerations to support the formulation of an appropriate marketing strategy. These activities helped assess the proposed development’s potential market positioning and identify key factors affecting its commercial attractiveness and sustainability.
The financial and economic assessment focused on the project’s investment requirements, anticipated operating performance, and potential returns. YC examined the estimated project cost, proposed debt-to-equity structure, and loan repayment schedule. Financial analysis included financial ratio assessment, break-even analysis, return on investment (ROI), and debt service coverage ratio (DSCR) to evaluate the project’s potential profitability and ability to meet its financial obligations. The broader feasibility study also considered the socioeconomic and environmental aspects relevant to the proposed residential development.
The assignment culminated in the preparation of a detailed feasibility study report consolidating the findings from the field survey, market research, site and technical assessment, and financial, economic, socioeconomic, and environmental analyses. The report provided Eastern Housing with an integrated assessment of the market prospects, development requirements, investment considerations, and potential risks associated with establishing studio-type apartments in Cox’s Bazar, supporting informed decisions regarding the proposed project.
